"I love working with buyers! It all starts with getting a pre-approval letter and thus setting on behalf of my buyers an informational meeting with an experienced loan officer.

The goal of this meeting is for my buyers to know their financing options and be aware of the loans programs available to their particular situation. I also set up an appointment with my clients/buyers at my office, listen to their needs & wants and show them -based on the price range mentioned in their pre-approval letter- the type of homes they can purchase and the neighborhoods/areas that could match their particular situation. I make myself available to my buyers and adjust to their personal schedule in regards to showing them homes in their criteria.

I have been writing offers and negotiating on behalf of my buyers since 2006. My experience have taught me that each home and each negotiation is unique and requires creativity and patience. Once a contract is ratified, I put my buyers in touch with an experienced General Inspection Company who will inspect their new home and come up with a list of items needing repair or further inspection. My job is to negotiate that the sellers take care of the majority/the most important repair items during the inspection period. I also make sure that my buyers have an appraisal contingency and a financing contingency which is a protection for them in case the Appraisal report comes lower than the agreed price or in case they don't get financing.

They would not lose their earnest money (security deposit) because of this extra protection. Deadlines are involved in this process and need to be respected to be taken advantage of...etc. There are so many other actors It would be my role to recommend to my clients if needed: reputable and reasonably priced general contractors (in case they want to do renovations in their new home after closing), mold inspector (in case there is a possibility of mold in the house), termite Inspector, (for termite inspection), title company (which is the third party doing the title search and handling the money in and out from all parties all the way to closing and even after closing), handyman (if needed of small repairs), radon remediation company (in case a high level of radon was found), etc. Purchasing a home is a 30- 40 days process and requires the supervision and advise of a good and experienced real estate agent.

Finally, I am always very excited for my clients and I attend all my closings. As a way to say thank you, I offer 2 hours consultation with an interior designer which is a $150 value or the equivalent in the form of a Gift card to all my buyers.
